Move-In Process

Ensure a positive start for new tenants with a thorough walkthrough and all necessary information.

Conduct the move-in inspection​

Create an inspection in AppFolio (https://nyla.appfolio.com/maintenance/inspections). Perform it with the tenant present; take photos and notes, then enter them into AppFolio and Company Cam.

California (Wonoak)

For tenancies starting on or after July 1, 2025, California law requires photos immediately before or at the start of the tenancy.

Handover essentials​

  • Provide keys, mail keys, entry FOBs, and garage opener (if applicable).
  • Show the assigned parking spot and trash location.
  • Update the intercom with the new tenant's info.

Rekey locks​

CA / TX

Rekeying is required in Texas (NYLA) and recommended in California (Wonoak).

Post-move-in follow-up​

  • Conduct a 30-day check-in phone call to address any issues.
  • Turn off any temporary utilities.
  • Notify accounting that utilities are off and the new tenant has moved in, for processing.
  • Special property notes: for properties like Mentone, Rose, or Manning, inform accounting about the continuous-services agreement.
