Make-Ready

Once the unit is vacated, prioritize rapid turnover to reduce vacancy. (If the unit is old and needs major renovations, refer to the separate Renovation Guide. Renovation Guide: TBD.)

Schedule make-ready immediately​

Arrange for a handyman to start on the day of move-out (or as soon as possible). Complete all necessary repairs, cleaning, painting, and other fixes before final documentation.

Transfer utilities​

Switch utilities back to the ownership account.

Document the unit​

Only after all make-ready work is fully finished — the goal is to capture the unit in its best, ready-to-rent condition for marketing:

  • Capture high-quality photos of every room, feature, and detail.
  • Create a Matterport virtual tour for an immersive 3D experience.
  • Record the make, model, and serial numbers of all appliances (update if any were replaced).

Aim for fast turnover​

Complete preparations as quickly as possible to relist and lease. High-quality, post-make-ready visuals are critical for attracting quality applicants quickly.
