Pest Infestation Causing Health Risks

Situation. A tenant reported health concerns related to a pest infestation in her unit. On investigation, the unit was found to be in unsanitary conditions due to hoarding, which contributed to the infestation. Regardless of the underlying cause, the health concern was treated as a critical issue requiring immediate action.

What We Did. We responded immediately and presented the tenant with two options: an immediate mutual lease termination, or a full expert pest-control treatment to resolve the issue. The tenant chose to end the lease and was able to transition into a better living situation.

What Worked. We prioritized tenant safety and health from the start. The fast response and clear, flexible options gave the tenant agency in deciding her next step and led to a smooth resolution for both parties.

What We'd Do Differently. Implement routine unit inspections and preventative-maintenance checks to catch early signs of pest activity or deteriorating conditions before they escalate into critical health concerns.

Why this is a model case

Safety was treated as critical regardless of cause; the tenant was given real options (a small 1-3-1); and the lesson fed back into prevention.
